What are the building's rules on subletting?

What does the maintenance include and does it go up in the winter or is that the year-round rate?

Do you have photos and floorplan?

subletting: you must occupy the apartment for 2 years before a sublease. Tenant needs credit check and background check and monthly fee is 20% of maintanance
maintenance includes heat and water
