Actually, because it's the only real high-rise in the vicinity, on that website, the unobstructed views of Manhattan look pretty cool.
There could be a rooftop restaurant/bar in that building to take advantage of those views. That'd be sweet.

The leasing for Roosevelt Parc has begun on streeteasy with an address of 3746 72 St.  They're offering one months free rent on a 13 month lease and 2 months on a 18 month lease.  The one bedroom for $2350 is actually $2645.  The floor plans are very small and they don't show dimensions.  This is not a rent stabilized building so there's no way of knowing what the rent will be when its time to renew.  The building is offering many fine amenities and has a magnificent lobby.

Are there plans to build a whole new "modern" neighborhood in this area?  If not, I cannot imagine anyone choosing to live over there. Check out the closet space......where would you put anything?

Maybe. That area is ripe for development. Near the major subway stop/transit center of Queens.

Looks nice. I'd rather live there than Queens Plaza or LIC. Williamsburg is totally different so you can't really compare

The balconies / gardens / outdoor spaces are going to have terrible air quality and noise issues because of the highway and the 7 train. Seems like an odd place to live.

Would have preferred if they used all that land to build something useful for the community, like a pool or a cinema.

I was curious about the source of the bottom "cafe" pic. Google reverse image search reveals it to be a promo shot for Cafe Bustelo coffee.
