Looks nice from the listing pictures. They are saying it's 4,000 sq feet. On a price psf basis, it works out to $373.75 which is in-line with sales in JH.

It's a nice looking house, but are taxes really over $7,700 a month?? Does that make any sense?

That site defaults to listing taxes monthly but that has to be the yearly taxes.

Hi everybody,

I pulled up the last quarterly tax bill on the house, it was $1,908.24 so it was $7,632.96 last year. The 2015 assessments looked a bit higher, but should be under 8k still annually. This property has been on the market since July of 2014 looks like...

A reasonable price for what looks to be a great property, especially considering that it  would be triple that amount in a different neighborhood!! Anyone know who the new owners are?

Why is it reasonable? First it is not 4000 sq ft (the lot is). Second although same would be triple in Manhattan, one can find detached houses for that amount in Kew Gardens and Forest hills. Third it is attached to a wreck and under a huge coop. Fourth it has not been sold and it will not be sold for that amount any time soon. Laughable not reasonable.

This house is being promoted every other month here and other real estate obsessed sites.

 PR56..... Your post comes across as almost angry in its tone.  I'm not too sure why. First I think you'd  be hard pressed to find comparables in neighborhoods such as Forest Hills or kew Gardens, both furhter from the city with a greater density of people.  If you search neighborhoods such as Park Slope, Brooklyn Heights, or even Williamsberg I doubt you'd find even a coop for the same price. Having a driveway and separate structure for a garage  adds to the value of the property.  The architecture of the homes on this block are truly unique. There is a reception hall, fireplace and formal dining room. The house next store....well.....mayb they'll sell too to a buyer that appreciates the value and cleans up the property. Being behind an apartment building is urban living. Why I am certainly unable to afford the price tag I do appreciate the value and have seen "crap" in other neighborhoods for far more money.

I don't mind real estate discussions but why more than one thread for the same overpriced house? What's the point? Obviously this house cannot be sold.

Angry no, entertained yes.

The architecture is not unique in fact it imitates other older styles. The drive way is shared and most houses around there have fireplaces, dining rooms and separate garages. I repeat: You can find detached houses with own driveway, separate garage, fireplaces and dining rooms at the same or lower price point at Kew Gardens and Forest hills which are less crowded, dozens of coop windows are not  overlooking your windows and yard, faster commute to the city (E,F instead of 7) and better schools. It is as simple as that but you, the seller, and the realtor can not or do not want to see the obvious.

By mentioning the high prices of williamsburg and park slope you reveal the mindset of the seller/realtor. To a williamsburg/park slope transplant this house offers a lot. But you underestimate said transplants who will compare the neighborhood with kew gardens, forest hills, rego park...

My favorite block!! I think the house will definitely  sell. The only thing I don't like it backs up to the carlton so privacy is an issue. We've looked at horrific houses for almost a million that needed a lot of work.

My initial reading of your post gave me the wrong impression that the house has been sold recently, but no public evidence has said so (the current owner bought the house in 2005 for about 850K). My initial search found that the house was on Market on July 2014 as mentioned by the agent armen and by the date of first post of the other thread about this property.

The agent for the house was not honest on the square feet of the house. As poster pr56 said, 4000 sq feet is only for the lot, the building area is about 2600 sq feet from my initial search (i'm not sure if the basement was counted in this number). 

As mentioned in the other thread, the price for this home is definitely over priced, but whether the house can be sold at this price really depends on how long the agent is able to find a sucker from Brooklyn or one of your favorite overpriced neighborhoods.

It's simple, this house isn't selling because the sellers won't drop the price. And maybe they don't care because they're not in any rush, or pressure to move.

Remember, our little 'hood has low inventory on homes & coops, therfore, things usually go quickly,  escpecially since we have become a 'hot' real estate area of Western Queens :D

The 75th st home was on market around august 2014.  From the floor plan, this house has a single kitchen and so it was sold as a single famliy. I guess it could be easily reconfigured as two units of three bedroom apartments in terms of space by adding a kitchen on the top floor, but not sure of the local zoning laws.

There was a mentioning on this site that the record price for a single family home in Jackson Heights is about 1 million dollars probably during the pre-2008 housing bubble. Here is link (http://www.timesledger.com/stories/2013/50/jaxheightshome_tl__2013_13_q.html) for a house on the same 86th st that was sold for near 1 million dollars recently.

looks like that 75th street house is in contract, for the full $1.5 million.

and it looks like it could be bulldozed as soon as the ink is dry. "zoned for higher density" ... four scary words. i remember the nice house right on 37 road, which is now occupied by that bunker-like apartment building.

73rd St between 37th Ave and Broadway also used to have a number of nice, large houses that have been turned into low-quality apartment and retail buildings. The latest just opened, with yet another grocery store...a Mannan grocery across the street from another Mannan grocery! The apt building across the street is only a few years older, but already has rusting metal railing on the outside.  This house will probably meet the same fate...

And if you check out the real estate listings on this board just now, there is a 2B/2BA for sale for $650K!  It does sound fairly large (1,450 sq ft)...anybody think it gets close to that? If so, then the JH market has really gone nuts in just a few years.

my 2 br/2 bath is 1300 square feet and seems large for the layout. i've seen 1100 sq ft with that configuration, which seems small. i guess it's possible? if so, i'd be thrilled....if i could stomach even 24 hours in the suburbs, lol.

The house discussed in the first part of this thread sold for $1,330,000.  This house is right nearby, maybe even next door.

My uncle lives on 80th/Park and his neighbors across the street live in single family homes (granted 2 more stories than this) and they are on the market for 35-60 million dollars. $1.45 million is on par for price per sq ft in the area, taxes are on the cheap side for what your getting. I have a beach house in LI with half the size lot for $13.5 a year taxes. If I didn't enjoy the beach so much I would consider making an offer, I love that block and the houses that reside on it!

So a single family house on 86 street rently sold at a price tag of 1.5.  Hefty but well worth it considering Bklyn and Manhattan.
