Hi,
if your apt is worth 100k, and you do a 10k reno, and in typical real estate terms you get 100% of that back, does that mean your apt is now worth 110k (break even) or 120k (add 10k value)?
Also, for a bathroom in a JH studio, is 8 or 9k realistic?

Define "renovation". Board required replacement Plumbing costs in older prewar coop building alone can cost 6-7k before you pay a contractor or buy materials.
Budget 20-30k for a complete bathroom reno if down to the studs.

new tub, new tiles/floor, fixtures and paint. Not moving plumbing around or anything particularly severe.
