Out of all the JH listings I have seen, this one rates as one of the boldest:

  • Its far outside the historic district.
  • While the Adelphia is a fine pre-war, there is nothing remarkable about it either in architecture or amenities.
  • It's listed at 1,200 sq/ft, but doing the math, I come up with 848.  I'll round it up to 1,000 to include closets and the baths.
  • 6 rooms are listed, but there are only 4.
  • Seemingly below average fixtures in both kitchen and bath (looks like formica tops, but can't tell.
  • Can't tell but they look like engineered wood floors.
  • No storage or backyard noted.

None of that is bad mind you on it's own, but to ask $750,000 in a building which has never seen anything higher than $418,000 is quite courageous.  We'll see just how close to the asking they get.
